The best new housing we’ve ever seen!

On the 30th September 2008 DE LMS Gütersloh took on the first ten new houses to be delivered in Bielefeld as part of the ongoing work to revitalize Gütersloh Garrison’s housing stock. These ten Type IV houses (pictured right) are the first new build properties in Bielefeld for the British forces in over ten years. Speaking at the take-over board on 30th September Mr. Wartanian of the German Government’s property division - the Bundesanstalt für Immobilienaufgaben Bielefeld (which covers several garrisons) - said they were the best he had ever seen and that Defence Estates should be congratulated along with the developer for achieving such a high standard.

Delivering across the board
The ten houses taken over for Bielefeld Station completed the delivery of twenty brand new purpose built houses for Gütersloh Garrison in September. The other ten came in the form of four Type D large family houses and six Type C houses both designed for Junior Ranks families in Gütersloh Station. Photos of these can be seen at the bottom of the page. All properties were delivered to our detailed Open Market Specification which not only fulfills the JSP required scales but also achieves the best fit out and value possible for our customers. Some of these additional items include en-suite bathrooms to the main bedroom (see photo below right), kitchens with white goods including integral fridge, cooker and hood (see photo below), heated utility rooms with connection for washing / drying machines, private gardens and garages complete with garden storage, car door protectors and power supplies.

 

The delivered houses
The photographs on this page show some external and internal views of these new dwellings. The photographs show the easily managed gardens, twin satellite dishes and their high curb appeal derived from the standard of finish and workmanship. Also pictured are the solar panels on the roofs which serve to heat the hot water required for the houses as well as supplementing the central heating system where it can. As a result over £350 per annum is saved on utilities costs per house. The internal pictures show the fitted kitchens and en-suite bathrooms sourced and fitted by local contractors.

Many of these properties are owned by local German residents who have chosen to invest knowing of our customer’s long term commitment in this area. This shows that having been built by a local developer, using local contractors and locally sourced materials and then financed by local people that DE are also delivering sustainable developments on our German estates.

 
The future….
More houses are planned for later this year and a program is already being worked on for the continued delivery of high quality, energy efficient houses being built in sustainable communities for the foreseeable future across this and all Garrisons in Germany.
